Short answer

A Texas mortgage pre-qualification usually takes 1–3 business days once you provide two years of tax returns and W-2s, 30 days of paystubs, two months of bank statements, and a photo ID. A fully underwritten pre-qualification — where an underwriter, not just software, reviews the file — takes about 5–7 days and makes your offer far stronger.

The document set

Past two years of federal tax returns and W-2s or 1099s. Self-employed borrowers add business returns and a year-to-date profit and loss statement.

Last 30 days of paystubs, last two months of complete bank statements for every account used for down payment or reserves, a government photo ID, and proof of homeowners insurance once you are under contract.

Pre-qualification vs. underwritten approval

A pre-qualification reviews your credit, income and assets through automated underwriting. A fully underwritten approval means a human underwriter has cleared income and assets, leaving only the property and appraisal outstanding.

In competitive Frisco, Prosper and McKinney submarkets, listing agents increasingly treat an underwritten approval as close to cash.

What quietly kills files

Large unsourced deposits, new credit cards or auto loans opened mid-process, and changing jobs or pay structure before closing are the three most common causes of last-minute problems.

Send digital PDFs rather than photos of paper — clean documents shorten verification meaningfully.

Frequently asked questions

How long is a mortgage pre-qualification good for?

Most pre-qualifications are valid for 90 days. Credit reports and paystubs get refreshed after that, but the underwriting work carries forward.

Can I get pre-qualified while self-employed?

Yes. Lenders typically average two years of net business income, and bank-statement programs exist for borrowers whose returns understate cash flow.
