3. Proof of Employment

  • Employment Verification: A recent pay stub or letter from your employer confirming your job and income

  • Self-Employed: If you’re self-employed, you may need to provide business tax returns and profit & loss statements

4. Credit Information

  • Authorization to pull your credit report (this is usually part of the application)

5. Assets and Savings

  • Bank Statements: Showing assets such as savings accounts, checking accounts, retirement accounts, etc. (usually for the last 2 months)

  • Investments: Statements for any retirement accounts (401(k), IRAs, etc.)

6. Property Information (If applicable)

  • Purchase Agreement: For homebuyers, a signed agreement to purchase the home

  • Listing and Sales Price: If you’re buying a home, provide the price and any applicable real estate documents

  • Property Tax Statements: For the last 2 years, for the property you are looking to purchase or refinance

  • Homeowners Insurance: Proof of current homeowner’s insurance or information for required coverage

7. Down Payment/Closing Costs

  • Gift Letters: If part of your down payment is a gift from a family member or friend, you’ll need a gift letter stating that the funds are a gift and not a loan.

  • Down Payment Proof: Document showing the source of the down payment funds (bank statement, etc.)

8. Additional Documents (If applicable)

  • Divorce Decree: If you’re divorced and receive or pay alimony or child support

  • Bankruptcy Documents: If applicable, documents relating to a previous bankruptcy

  • Rental History: If you’re a first-time homebuyer and renting, some lenders may request proof of rent payments for the last year

9. Veteran Status (If applicable)

  • DD-214: If applying for a VA loan, a copy of your DD-214 form or Certificate of Eligibility (COE) from the VA
